We’re looking for a Sub Contracts Manager to join our dynamic team in our Melbourne office. Home to NASA’s Kennedy Space Center and Cape Canaveral Space Force Station, the “The Space Coast” boasts multiple rocket launches each month as well as one of the nation’s busiest cruise ports. Working with Project Executives and Project Managers, the Subcontracts Manager will be responsible for managing all aspects of subcontracting for our construction projects. This includes sourcing and qualifying subcontractors, negotiating contracts, and ensuring compliance with project requirements and company policies.

Responsibilities

ESSENTIAL DUTIES AND RESPONSIBILITIES:

 

  1. Subcontractor Sourcing and Qualification:
    • Identify potential subcontractors through research, networking, and referrals.
    • Evaluate subcontractor qualifications, including capabilities, experience, financial stability, and safety record.
    • Maintain a database of qualified subcontractors for various project requirements.
  2. Contract Negotiation and Administration:
    • Negotiate subcontract agreements, including terms and conditions, scope of work, pricing, and payment terms.
    • Ensure that subcontract agreements are in compliance with project specifications, regulatory requirements, and company policies.
    • Review and approve subcontractor invoices and payments.
  3. Relationship Management:
    • Cultivate and maintain strong relationships with subcontractors based on mutual respect, trust, and collaboration.
    • Address any issues or disputes that arise during the course of subcontractor performance.
    • Conduct periodic performance evaluations of subcontractors and provide feedback for improvement.
  4. Risk Management:
    • Identify potential risks associated with subcontracting and develop strategies to mitigate them.
    • Ensure that subcontractors adhere to safety regulations and quality standards to minimize project risks.
    • Monitor subcontractor insurance coverage and compliance with contractual obligations.
  5. Communication and Coordination:
    • Facilitate clear communication between subcontractors, project managers, and other stakeholders.
    • Coordinate subcontractor activities with project schedules to ensure timely completion of tasks.
    • Provide regular updates to project teams on subcontractor performance, issues, and resolutions.

Qualifications

EDUCATION and/or EXPERIENCE:

  • Bachelor's degree in construction management, business administration, or related field.
  • Minimum of 10 years of experience in subcontract management and experience in the construction industry is preferred.
  • Federal Acquisition Regulation (FAR) experience is a plus.
  • Strong knowledge of construction contracts, procurement processes, and subcontractor management best practices.
  • Proficiency with contract administration tools required.
  • Excellent negotiation, communication, and interpersonal skills.
  • Proficiency in Microsoft Office Suite.
  • Ability to prioritize tasks, work under pressure, and meet tight deadlines.

PHYSICAL REQUIREMENTS:

 

  • The work is semi-sedentary work and requires the ability to lift up to 10 pounds.
  • Manual dexterity, hearing, mental acuity, typing, reaching, repetitive motion, speaking, talking, visual acuity, and walking.
  • Ability to stand and sit for periods longer than 30 minutes but not to exceed two hours consecutively.
  • Ability to control behavior when encountering stressful situations or short deadlines and  to maintain a high level of concentration.
  • Ability to print and draw letters, numbers, words, characters, and symbols that are legible and understood by others.
  • Ability to learn complex tasks and remember how to complete tasks without assistance once trained.
